Property Manager 612112: managing tenancies for owners
Property Manager covers supervising the leasing of rental properties on behalf of owners. The role acts between owners and tenants and commonly handles tenant selection, leases, rent, arrears, inspections, repairs and compliance across residential or commercial properties.
This is different from selling property as a Real Estate Agent, valuing property, or managing a building's facilities and maintenance services. A caretaker, cleaner or leasing administrator does not fit 612112 unless the work includes the broader tenancy-management responsibilities.
What the occupation covers
- marketing rental property and assessing prospective tenants;
- preparing and administering leases on behalf of owners;
- collecting rent, remitting funds and addressing arrears;
- conducting inspections and arranging repairs or maintenance; and
- monitoring tenancy conditions, records and property-law compliance.
VETASSESS assesses the leasing relationship and responsibility
VETASSESS classifies Property Manager as a Group D occupation. Real Estate and Property Management are highly relevant study fields, and the qualification and employment requirements vary across its published pathways.
Employment evidence should identify the owner portfolio, number and type of properties, tenancy functions, rent handling, inspections, arrears and repair authority. Licensing or registration may apply to property work in the relevant jurisdiction, but that is separate from the migration skills assessment.
ROL coverage is narrower than general skilled access
The ROL result supports the state-nominated subclass 491 pathway shown on this page, subject to a jurisdiction accepting the occupation. It also supports the displayed regional employer-sponsored subclass 494 and subclass 407 training results.
The current data does not show subclass 189, subclass 190 or Core Skills Occupation List coverage for the standard subclass 482 and direct-entry subclass 186 pathways.
Common mistakes to avoid
- Using Property Manager for property sales, valuation or buyer representation.
- Confusing tenancy management with facilities management, caretaking or cleaning.
- Providing administrative leasing duties without authority over rent, inspections and owner decisions.
- Reading ROL membership as subclass 190 or unrestricted employer-sponsored access.
